Ayr\u0131ca yerel bankalar ve gayrimenkul dan\u0131\u015fmanlar\u0131yla s\u00fcrecin nas\u0131l kolayla\u015ft\u0131\u011f\u0131na dair g\u00fcncel bilgileri bulacaks\u0131n\u0131z.<\/p>\n<h2 dir=\"ltr\" style=\"text-align: left;\" data-start=\"684\" data-end=\"723\">KKTC\u2019de Kredi Sistemi Nas\u0131l \u00c7al\u0131\u015f\u0131r?<\/h2>\n<p dir=\"ltr\" style=\"text-align: left;\" data-start=\"725\" data-end=\"1881\">KKTC\u2019de konut kredileri, temelde T\u00fcrkiye\u2019deki mortgage sistemine benzer \u015fekilde i\u015fliyor. <strong data-start=\"814\" data-end=\"836\">KKTC konut kredisi<\/strong>i\u015flemleri T\u00fcrk Liras\u0131 (TL) \u00fczerinden yap\u0131l\u0131r. KKTC Merkez Bankas\u0131 d\u00fczenlemelerine g\u00f6re, 2025 itibar\u0131yla kredi vadesi azami 120 aya kadar \u00e7\u0131kabilmekte, kredi limiti ise konut de\u011ferinin %80\u2019ine kadar olabiliyor. Merkez Bankas\u0131\u2019n\u0131n son duyurusuna g\u00f6re, \u201c\u0130lk Evim\u201d paketinde kredi faiz oran\u0131 kulland\u0131r\u0131ld\u0131\u011f\u0131 tarihte ayl\u0131k %1,75, yani y\u0131ll\u0131k yakla\u015f\u0131k %21 olarak sabitlenmi\u015ftir Bankalar kredi verirken genellikle sat\u0131n al\u0131nan konutun ipote\u011fini teminat olarak al\u0131r; kefil veya ek teminat istemek ise bankan\u0131n takdirine ba\u011fl\u0131d\u0131r.<\/p>\n<p dir=\"ltr\" style=\"text-align: left;\" data-start=\"725\" data-end=\"1881\">Ayr\u0131ca, baz\u0131 d\u00f6nemlerde <em data-start=\"1532\" data-end=\"1564\">T\u00fcrk vatanda\u015flar\u0131na \u00f6zel kredi<\/em> kampanyalar\u0131 d\u00fczenlenerek yat\u0131r\u0131mc\u0131lara ek avantajlar sunulabilmektedir. Genel itibar\u0131yla KKTC\u2019de konut kredileri hem yerel bankalar hem de T\u00fcrkiye k\u00f6kenli \u015fubeler (Ziraat, Halkbank, \u0130\u015f Bankas\u0131 vb.) arac\u0131l\u0131\u011f\u0131yla kulland\u0131r\u0131l\u0131r. Bu bankalar, kredi veren taraf olarak devreye girer ve konut \u00fczerinde ipotek tesis eder.<\/p>\n<p dir=\"ltr\" data-start=\"725\" data-end=\"1881\"><iframe src=\"\/\/player.vimeo.com\/video\/1129764122?title=0&amp;amp;byline=0\" width=\"540\" height=\"540\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<h2 dir=\"ltr\" style=\"text-align: left;\" data-start=\"1883\" data-end=\"1946\">T\u00fcrkiye Vatanda\u015flar\u0131 \u0130\u00e7in Ba\u015fvuru S\u00fcreci ve Gerekli Belgeler<\/h2>\n<p dir=\"ltr\" style=\"text-align: left;\" data-start=\"1948\" data-end=\"2720\">T\u00fcrk vatanda\u015flar\u0131 da KKTC\u2019de kredi ba\u015fvurusu yapabilirler; \u015fartlar yabanc\u0131 al\u0131c\u0131larla benzerdir. Ba\u015fvuru s\u0131ras\u0131nda banka genellikle n\u00fcfus c\u00fczdan\u0131 veya pasaport, KKTC ikametgah belgesi ve g\u00fcncel gelir belgeleri ister. Gelir belgesi olarak maa\u015f bordrosu veya serbest meslek sahipleri i\u00e7in mali d\u00f6k\u00fcmanlar sunulur. Gerekirse kefil de talep edilebilir. TC vatanda\u015flar\u0131 i\u00e7in ek olarak, KKTC\u2019de ta\u015f\u0131nmaz edinimi kanunen Bakanlar Kurulu onay\u0131na tabidir; ancak genellikle ba\u015fvurular k\u0131sa s\u00fcrede olumlu sonu\u00e7lan\u0131r. Kredi kulland\u0131r\u0131m\u0131 nakit olarak de\u011fil, do\u011frudan sat\u0131c\u0131n\u0131n banka hesab\u0131na banka \u00e7eki veya havale yoluyla yap\u0131l\u0131r. Bu a\u015famada ba\u015fvuru sahibinin, tapu devri i\u00e7in al\u0131c\u0131\/iptal vb. i\u015flemleri tamamlamas\u0131 gerekir. T\u00fcm bu s\u00fcre\u00e7lerde <em data-start=\"3367\" data-end=\"3399\">T\u00fcrk vatanda\u015flar\u0131na \u00f6zel kredi<\/em> paketleri de mevcuttur; yani ihtiya\u00e7 duyuldu\u011funda T\u00fcrkiye k\u00f6kenli bankalar\u0131n KKTC \u015fubeleri arac\u0131l\u0131\u011f\u0131yla da kredi al\u0131nabilir.<\/p>\n<h2 dir=\"ltr\" style=\"text-align: left;\" data-start=\"3526\" data-end=\"3557\">Faiz Oranlar\u0131 ve Vade Yap\u0131s\u0131<\/h2>\n<p dir=\"ltr\" style=\"text-align: left;\" data-start=\"3559\" data-end=\"4367\">KKTC\u2019de kredi vadesi genel olarak 120 aya kadar uzat\u0131labiliyor. \u00d6rne\u011fin ilk ev kredi paketinde \u201cazami 120 ay\u201d vade hakk\u0131 tan\u0131nm\u0131\u015ft\u0131r. Kredi limiti konut de\u011ferinin %80\u2019i (maximum ~1.6 milyon TL) ile s\u0131n\u0131rl\u0131d\u0131r. Faiz oranlar\u0131 bankalara g\u00f6re de\u011fi\u015fse de Merkez Bankas\u0131 paketine g\u00f6re sabit y\u0131ll\u0131k %21 civar\u0131ndad\u0131r. Ancak ticari ko\u015fullar alt\u0131nda TL kredilerde y\u0131ll\u0131k %30-40 band\u0131 g\u00f6r\u00fclebilir. Yak\u0131n Do\u011fu Bankas\u0131\u2019n\u0131n web sitesinde, konut kredisi ayl\u0131k %3,25 faiz oran\u0131yla (yakla\u015f\u0131k %39 y\u0131ll\u0131k) sunulmaktad\u0131r. Kredinin a\u00e7\u0131l\u0131\u015f\u0131nda tahsis \u00fccreti genellikle %2 civar\u0131nda al\u0131nmaktad\u0131r.<\/p>\n<p dir=\"ltr\" style=\"text-align: left;\" data-start=\"4369\" data-end=\"4817\">Buna kar\u015f\u0131l\u0131k, d\u00f6viz (GBP, EUR, USD) cinsinden kredi \u00e7ekildi\u011finde faiz oranlar\u0131 \u00e7ok daha d\u00fc\u015f\u00fckt\u00fcr. Bu farkl\u0131 faiz yap\u0131s\u0131 nedeniyle yat\u0131r\u0131mc\u0131lar bazen d\u00f6viz kredisi de de\u011ferlendirirler.
